told us about the largest goods distribution centre in Europe, situated at a place called Lutterworth. The architects and planners were very happy with the site as it was, which years ago was a coal area, and since the demise of manufacturing industry in the UK as a whole, the Government have been supporting non-working households financially. Lutterworth however, happened to be in the centre of the English modern day motorway system, located directly where East meets West right in the centre of the country and the perfect middle-ground between the north and south.Making it an ideal location area for a distribution complex.
Internationally the docks of Manchester and Liverpool situated to the west were and still are the gateway to the U.S, and to the East the large docks in Felixstowe supported Europe, the Far East and the oriental east.
Scotland to the North, London to the South connected by the M1 (an accessible trade route), which conveniently winds its way through Lutterworth. Having given you some background to our site, add to this the doubling of the Magna Park, which is imminent, and talk of an International airport, the area desperately needs more and more personnel to work there. Now the main influx of human resources comes in from Leicester and neighbouring towns. To overcome this employee demographic problem the local Narborough council are increasing and always looking to
increase the amount of affordable and private housing to help accommodate with the required numbers for the expansion that is already now occurring.
The next 100 acres is about to be released into the local development framework. Asset Land has secured a 20 acres site between the current housing platform and the Magna Park development, which we believe is on radar.
There is a pre-release scheme going into operation as we speak, and after the success we enjoyed at Baldock, this operation makes sense. The pre release at Baldock started at £10,000 and has enjoyed a 50% rise in price to £15,000. All I can say is watch this space…..

Local Information

Lutterworth is a market town in the Harborough district of Leicestershire, England. The town is located in southern Leicestershire, roughly 7 miles (11 km) north of Rugby, in Warwickshire and roughly 15 miles (25 km) south of Leicester. The 2001 census recorded a population of 8,293 in the town.
Lutterworth lies on the A426 Leicester-Rugby road, adjacent to the M1 motorway and close to the A5. The town was formerly served by the main line of the Great Central Railway, but since the closure of this line in the 1960s, the nearest railway station is now at Rugby. Just to the west of the town is a large industrial estate called Magna Park, which is the main employer in the town. Magna Park is built upon the site of the old Bitteswell Aerodrome. Nearby to Lutterworth is Stanford Hall.

 
Summary of documented history

In 1979 Price Brothers (Rode Heath) Ltd. applied for permission to build a residential development of 35 acres. Two years later, outline planning permission was granted for 25 acres of residential housing, after drainage improvements were carried out by Seven Trent Water Authority and road widening to relieve potential traffic congestion was carried out by Harborough District Council. This development was included in the 1981-1982 housing plan for Lutterworth. Because of the time that had lapsed between the planning application, improvements and changes in building specifications, Price Brothers withdrew its proposed planning application. With this history, we here at Asset Group believe this to be an investment with outstanding potential. Together with the future expansion of Magna Park and Lutterworth Town, we feel it can only be "a matter of time" before this prime land gets re-zoned.
